In Thailand, the House Price Index refers to a three-month moving average of single detached house with land prices. The index is calculated from 17 commercial banks’ mortgage loan in Bangkok and vicinities (Bangkok, Samut Prakan, Nonthaburi, Pathum Thani, Nakhon Pathom and Samut Sakhon). The use of moving averages smooths out the series by removing the irregular movements, allowing the detection of the short-term trends.
